Yesterday was a warm sunny day in San Pedro, Belize, with blue skies and puffy white clouds dancing across the sky - a perfect spring day.  If a picture is worth a 1,000 words, as the saying goes, then a video is surely worth a 1,000 pictures.  This video flyover of Grand Belizean Estates Subdivision also shows the west coast of Ambergris Caye as well as the aerial perspective looking back towards San Pedro Town (3.5 miles SE) as well as the proximity to the world's largest living barrier reef just 1/4 mile off the east coast.  Hope you enjoy the video....and sorry for the clouds blocking the view here and there!

These photos were all taken on the morning of Friday, May 6, 2011 while flying over Grand Belizean Estates Subdivision on Ambergris Caye, Belize.

This 2010/2011 high season has proven to be exceptionally strong for Ambergris Caye, Belize.  While other parts of the country and the Caribbean region are still suffering the after effects of the post-recession recovery, Ambergris Caye has broken pace and accelerated in its tourism growth with record numbers of travelers.  Preliminary figures show the 1st Qtr. of 2011 to be much stronger than anticipated, and Tropic Air reports that they broke all-time passenger count records on Saturday, March 12, 2011.  Every Saturday (the busiest travel day of the week) from February 5, 2011 through the end of March 2011 has broken a passenger record for that corresponding Saturday of the month historically.

The really great news is that not only are tourist number up and the resorts and hotels packed with business, but visitors to Ambergris Caye have naturally fallen in love with the island and its inhabitants and real estate sales have picked up significantly.  With low yields on term deposits, CD's and money market accounts in the US and Canada, more and more investors are turning to Belize real estate for the investment opportunity.

And with the increasing wave of Baby Boomers retiring, more people than ever are securing their piece of property now so that they don't get priced out of the market as the ever-increasing demand will inevitably exceed supply.  We are reviewing the preliminary report from the BTB from the 1st Qtr. and will provide a more in-depth market analysis and summary of 1st Qtr. tourism numbers in the coming weeks. 

There are 288 lots remaining available for sale.  As you can see in the recent aerial photos, the subdivision roads are really taking shape and there are only limited areas where the roads have yet to be cut and topped with hard core road base.  In the next 2 months, the grader will start finishing the final surface on the main subdivision roads, followed by the secondary roads.

Wow.  I just looked up the national average for rates and yields on CD's and savings accounts in the US.  The news is brutally painful.  (See below).  Less than 1% on a 1 yr. CD ?!?!?!?  How about 1.16% on a 2 yr. CD ?!?!?!?  I don't know about you, but those rates are just unacceptable.  Especially when compared with raw land opportunities at Grand Belizean Estates.  If you were one of several hundred people who bought a lot(s) within the last 6-12 months, then you have already enjoyed 40-50% appreciation on your land.  And hat is ahead or the real appreciation to come when electricity is connected to the subdivision.  Average lot prices for any land in or around San Pedro with road access and electricity start at $40,000 US.  That compares to current availability at GBE starting at $12,500 US.

For many, the one concern or hesitation they have with investing in vacant land is the annual carrying costs.  Particularly if you are used to high property taxes in parts of the US or Canada.  The great news for lots owners at Grand Belizean Estates is that Belize real estate has very low property taxes.  Try approx. $25 to $50 per year.  In fact, if you purchase your lot(s) before April 15, 2011 and request the "TAX SAVINGS DSCOUNT", we'll cover the cost of your property taxes for 2011.  You can take that offer to the bank!
